Setting a Price – How much is your home worth? show/hide

How much is your home worth on the current market? This is the first question that needs to be answered. I believe having an accurate picture of the value of your property is in your best interest. To arrive at this figure I research the current market and do a Comparative Market Analysis (CMA).

A CMA is a report providing data that compares your property to similar properties in the marketplace. It takes into account home prices in your neighborhood, comparable sales, the condition of the properties and terms of those sales, as well as many other market factors. Once we know these specifics, we can set your best possible price.

Reaching Potential Buyers – Attracting interest in your property show/hide

Selling means exposure. You need the maximum possible exposure to generate the highest possible price. I’ll put together a marketing plan for how to best reach prospective buyers, both local and out-of-town. This will include Internet advertising – on the Multiple Listing Service (MLS,) on my website, and on the Sutton website. In addition, I’ll design a full-color property brochure that will draw in potential interest and create a lasting impression on prospective buyers. I can also run a classified ad to complement the distribution of flyers designed to draw as many people to the property as possible. As an additional plus, I bring with me an extensive network of colleagues and professionals, and you’ll benefit from the incredible exposure your property will receive in the window of our office which has been a landmark at the corner of Broadview and Danforth for many years.

Looking Good – Presenting your property in the best possible light show/hide

We’ll walk through your property together, looking at it from the point-of-view of a prospective buyer. There are many small things that can be done to help your house look its best. For instance, how does it look from the street? Does it need a new coat of paint? If there is a lawn, is it nicely kept? And inside, are the wall paints and finishes in good condition? Do the appliances work? Are the carpets and floor coverings clean? A minimal investment can make all the difference by having your home look well-kept and inviting. I can help.

Staying on Top of Things – Keeping track and following up show/hide

Timing is key to successful selling. For instance, open houses are usually held on the weekend, but, in addition, there are agent’s open houses held during the week. These must be timed properly to maximize exposure. Keeping track of all potential buyers is very important. As people come to view your home, or as they call, I will keep a list with their contact information and make follow-up calls to all who show interest in your property.

Negotiating Offers and Terms of Sale – Protecting you throughout the negotiating process show/hide

My job is to examine all offers and look at all possibilities with your best interests at heart. I will review any contract to assure that clauses are in place to protect you from a buyer who changes his or her mind for no valid reason. The form and content of many of these documents are prescribed by provincial law and must be adhered to in their entirety. These details are important in order to protect you from inconvenience or loss.

Closing the Deal – Making sure all goes well show/hide

Sometimes unforeseeable issues arise just prior to closing a sale. By mediating calmly and looking at all possibilities, a good negotiator can turn what would have been a "deal breaker" into a win-win situation for all parties. Problems can arise when the terms of a deal are not properly understood by all concerned. I will advise the buyer or the buyer’s agent of all clauses and pertinent points, and help affect a smooth closing.

Taking the Next Step – Finding your new home show/hide

Unless you have already built or bought a new residence, you’ll need to be the “buyer” for another property while simultaneously being the “seller” for your current one. I can help you schedule both transactions to close at the same time, or close your purchase shortly before closing your sale, to assure you do not lose money or suffer any inconvenience.
